Fully Covered, a one hour CAM continuing education class on insurance appraisals

Class times for this CAM continuing education hour

All three sessions cover the same material, so you only need to attend one. Each session is one hour, and all times are Eastern.

The class is held on Microsoft Teams. After you register, you get a confirmation email with the link to join.

What the class covers

Florida law requires every residential condominium association to determine the replacement cost of its property at least once every three years. You can read the requirement in section 718.111 of the Florida Statutes. An independent insurance appraisal is the accepted way to establish that number. In most associations, the manager tracks that schedule and answers the board’s questions about it.

This class gives you a clear working knowledge of the insurance appraisal. Specifically, it covers:

  • What an insurance appraisal is, and how it differs from a market appraisal, a reserve study, a structural integrity reserve study, and a milestone inspection.
  • How a coinsurance clause reduces a claim payment when a building is undervalued.
  • How to look at a valuation and tell whether it was done well.
  • How to keep track of appraisal dates across the communities you manage.

In addition, you leave with a compliance calendar you can use with your own portfolio.

How CAM continuing education credit works

The class is approved for one hour of credit in insurance and financial management. The provider number is PVD1447, and the course number is CRS11192. To receive credit, you must be a licensed community association manager and attend the full hour.

When you register, enter your license number. After the class, you receive a certificate of completion. Prestar also reports your completed course to the state, so you get credit for it.

Why insurance appraisals matter to managers

An outdated replacement cost can be expensive at claim time. For example, a building may be insured for less than the policy requires. In that case, the insurance company may pay only part of a covered loss. As a result, the association may have to make up the difference. Because managers often handle the renewal paperwork, they are in a good position to catch the problem early. That is why this topic is worth an hour of your CAM continuing education.
